3:0310, small industrial buildings,
3:05hard-working people trying to pay rent,
3:07running a small business. We love these
3:09all day long. This as opposed to a
3:10fourplex. Not that we got anything
3:11against them, but I'd rather be renting
3:13this lady working hard, running her
3:14business, paying her rent before it's
3:16due. We are going to have zero problems
3:18with this. 6,600 square feet, got one
3:20tenant in there. He's been here for 4
3:22years. He's probably going to be here
3:23for the next 14 years. Cuz she's telling
3:25her story to us. She's like, "Yeah, you
3:26know, I get in here at 5:00 in the
3:28morning and sometimes I don't leave till
3:297:00 at night." She's putting in a
3:3014-hour day and she ain't bitching. They
3:32love their business. They want to pay
3:34bills on time and they're putting out a
3:35great product and we love rentals.
3:37Yeah, 100% man. So, that's why we choose
3:39light industrial, flex space.
3:40people in business, too. So, she's in
3:42business. Her story is smiles, laughing,
3:44being in here. And we've been there
3:45where we've had bad landlords in the
3:47past. So, we like to be a good landlord
3:48to a good hard-working family that's
3:50working her ass off. And she's so proud
3:52of this, but she ain't stopped talking
3:53since we got here about her business.
3:55So, for that she's a 10. We love the
3:56building. We love the price. Do it over
3:58and over again. Oh, wait. Now we have
3:59151 of them.
4:00And there's the best realtor in town.
4:01Clay Merigan, if you guys ever need
4:03anything at all, looking for buildings,
4:05looking for fourplexes, I've got a
4:06couple listings out there. Therefore, I
4:08get a bunch of calls.
4:09And here's the deal. When you're dealing
4:10with realtors like this, guess who they
4:11call first? People that can close the
4:13deal. So, all the time we get first
4:14options. So, guess who was the first
4:16person to look at this building? Bo and
4:17Mike.

4:32She's paying very cheap rent right now
4:34for this place. And good for her. She
4:36negotiated a good lease, but in a couple
4:37years here, it's going to come up and
4:39we've got to get it to more market value
4:41to where it cash flows and makes sense.
4:42But we definitely want to give her the
4:43heads-up as soon as possible so that
4:45she's prepared for it.
4:46But she's got 2 years and she's got a
4:48great lease. We're going to honor the
4:49lease when we take over in February, but
4:51hard-working person and we love to see
4:53that, man. Small business working hard,
4:54employing people, putting out a nice
4:56product. Love it.

5:06was Clay. It was into the $800,000 and

5:10Clay saw a note that only real estate
5:12agents could see that will allow you to
5:14split the properties. This is a 60
5:15almost 7,000 square feet. I'll be able
5:17to get 6,500 bucks a month. Fist bump

5:41ownership in it. They've done a fund or
5:43they've done this or a syndication. So,
5:45they don't small percentage of 95, 99%
5:48of all the we own, we own 100%. So,
5:5199% of the time we own 100% of the
