0:09some of the first industrial buildings
0:11we purchased show you our little niche
0:12around here that's what doing anytime
0:15you come across property that has
0:17stabilized which means crushed concrete
0:19Bull rock and a good base where a
0:20tractor or truck could drive on that
0:22raises the value so much cuz how
0:25expensive it is to stabilize just normal
0:27ground like that what it cost is $10,000
0:30excuse me $100,000 an acre so when we
0:32can come across pieces of property a lot
0:33of times like this one piece how many
0:35acres of concrete was there six acres of
0:37concrete six acres of concrete but
0:39people don't put enough value on how
0:40much that's worth but around here you
0:42can lease that property out to
0:44Industrial companies that need to store
0:45stuff Machinery or whatever the ports
0:47are nearby so you can actually make a
0:49lot of money just having a lay down air
0:51with a secured fence and a place where
0:53they can unload a ship and put some
0:55heavy Industrial Equipment whether it's
0:57tractors but the ports here are just
0:58busting at the seams so they need lay
1:00down area is what they call it we've got
1:02one location that we purchased for how
1:04much 1.7 it's bringing in $50,000 last
1:07month we are on the lookout for those
1:09type of properties but we've recently
1:11found out that the ports are running out
1:12of room because of the amount of
1:14equipment coming in from other countries
1:15that now just open lay down area is a
1:18niche market that we're trying to
1:19capitalize on so this right here is how
1:21many acres is this whole 20 acres 20
1:22acres we're storing tractors giant
1:25radiat the biggest semi-rs I have no
1:27idea what they're for what do they
1:28actually use this for Dino bring tankers
1:30in and clean the tankers and then send
1:33them back out so it was abandoned no one
1:35was using it City didn't like it it was
1:37contaminated but we're buying hold guys
1:39so we purchased it repurposed it gave it
1:41a nice paint job cleaned everything up
1:43and now we have these are radiators they
1:45could be anything today they radiators
1:47that are from the ports and how many are
1:49here today 150 and we have another 100
1:52coming we store these things here for
1:54these companies now we have companies
1:55that need more space so we these
1:57radiators we got a bunch more coming
1:59we'll fill this whole thing up all right

2:22that's fenced in Gates cameras lights we
2:24added everything and now there's a
2:26demand for people to just park their
2:28equipment while they wait to load it
2:30onto smaller trucks and take it
2:31throughout the rest of the country but
2:33this dirt you're looking at here
2:34normally this would be mud and in order
2:36to make it like so that we can drive on
2:38it and store heavy equipment on it it's
2:40literally
2:41$100,000 an acre it's crazy you put this
2:44down right here this is called Bull rock
2:47yeah put this down and then you have to
2:49put base on top of it so anytime we can
2:53find a piece of property that's
2:55stabilized so a lot of the old buildings
2:57like this building here will buy pieces
2:59is a property that are just junky
3:01buildings but they'll have 2 Acres of
3:03stabilized land well already the land
3:05that is stabilized just the small amount
3:07of dirt on top is worth 100,000 an acre
3:09so there's 200 Grand maybe you're buying
3:11the whole piece of property for 250
3:13don't worry about the building yeah
3:14you're getting the building for free and
3:15these are to be industrial companies
3:17that just need to store stuff inside
3:19there's a little expansion we're doing a
3:20couple thousand square ft building here
3:22we're just finishing up having put the
3:23doors yet on yet but that was a canopy
3:25that we were going to go ahead and close
3:27it in and then lease it out to an
3:28industrial company of store stuff that
3:30they need inside industrial companies
3:32these uh refineries and stuff the
3:34storage is they have to have it kind of
3:36doesn't matter how much they have to pay
3:38sometimes it's only for 6 months but
3:39they have stuff that has to be stored
3:40they can't leave it at the ports and so
3:42you can charge a little bit more than
3:43what you could maybe in somewhere some
3:45other town here they have to get them
3:47off the chips and then they have to get
3:49them out of the ports so the closest
3:50places they can go is where they want to
3:52be and we want to be that or there's
3:54always someone that needs a big steel
3:55building period and you can lease it for
3:58something so they're not sexy most the
4:00time they're rusted out beat up we
4:01reskin them but we don't have all the
4:02other cost of planning zoning
4:04infrastructure soft cost permits it's
4:06already in we just put the new stuff on
4:08top of it replace the bathrooms and when
4:10we get done we're done in a matter of 90
4:12days and it looks like a brand new
4:13building what we're doing in the type of
4:15real estate we buy here may not work in
4:16your area but somewhere there's
4:18someplace that either needs a place to
4:19store corn tractors to to do something
4:22so the best thing in business is find
4:24something that other people aren't doing
4:25well that you see it there's a niche so
4:27around here there was a lot of years
4:28that they had enough enough loading
4:30space right and unloading space well
4:32guess what that's changed they need to
4:33look outside the port areas for
4:35additional places to park stuff and so
4:37we're trying to fill that Niche so my
4:39suggestion to you is look around and
4:41Have Eyes of opportunity and look for
4:43things that aren't being taken care of
4:44in your area but not everything works in
4:46every Community you just got to look out
4:48and find the best
