Eigenheim vs. Miete: Was lohnt sich mehr?

0:00Hey Roman , we're moving into a rental

0:02house . Many advise against it because

0:04of the high rent and say it's better to

0:06buy . 550,000 purchase price versus

0:101,650 base rent . With the same loan

0:13rate of 4 % over 30 years , about 200,000

0:16in equity is needed . We prefer to put

0:19our equity into Bitcoin . What's your

0:22opinion on this example ? The thing is ,

0:34why many say , " buy instead , " is a

0:36simple calculation : you have a monthly

0:38payment and in the end , the place

0:39potentially belongs to you . The only

0:42problem is that the math doesn't quite

0:43add up . Sure , you might have that

0:46appreciation inherent to a property ,

0:49but you also have a significantly

0:51higher payment or a very high amount of

0:54equity you have to put in . Now you have

0:57to ask yourself the following . You put

0:59200,000 euros into something that

1:01potentially , let's say , over the next

1:0430 years , quadruples or quintuples ,

1:07which would already be enormous . It

1:10probably won't be that strong , but

1:12let's assume something strong over 30

1:14years . Then you still paid interest on

1:17the property the whole time . You had to

1:20modernize it and in the end , you

1:22couldn't invest those 200,000 euros in

1:24something else . In this case , Bitcoin .

1:27In 30 years , a lot can happen . Bitcoin

1:31has already increased a hundredfold in

1:33the last 9 years . So what happens in 30

1:37years ? And then you see very quickly ,

1:39it's very likely not that smart to put

1:42your equity into a property . And if you

1:45don't do it with equity — there's the

1:47other calculation — then you have a

1:48much higher monthly payment for the

1:50sake of having a home , and you're still

1:52likely pouring money into it the whole

1:54time , because everything that breaks ,

1:56if you rent , is not your problem but

1:58the landlord's , and if you buy , it's on

2:00you . A window pane breaks , you have to

2:02repair it yourself . The heating breaks ,

2:03you have to repair it yourself . Windows

2:05are drafty , you have to repair them

2:06yourself . All that constantly costs

2:08money and it can get really expensive ,

2:10especially when you look at inflation

2:12and above all the politically uncertain

2:15situation , like what heating systems am

2:17I allowed to install and so on , what

2:19requirements do I have , and it doesn't

2:22stop there . You then pay property tax

2:24and all sorts of other stuff that comes

2:26with it . And that is , of course , a

2:29permanent burden , and especially when

2:30you live in it yourself , a property

2:32simply isn't worth it in most cases .

2:34You have to say that quite clearly ,

2:37even if it has an increase in value .

Die Vorteile eines Eigenheims

2:41The advantage of real estate , and I

2:42don't want to downplay this , is that

2:43you can borrow money for this type of

2:45property . You just don't get a few

2:47hundred thousand euros for Bitcoin , but

2:49you can get that for a property from

2:51the bank . And that can still be worth

2:54it in that sense , because you say , "

2:56Look , I'm getting the money now and can

2:59buy something that might be scarce , and

3:01I didn't even have to take it from my

3:03own account . " But as you've already

3:05noted , it's not that simple . You still

3:07have to put down a lot of equity or

3:09reach much deeper into your pockets

3:11every month . So from this perspective ,

3:16if you are convinced by Bitcoin ,

3:17Bitcoin will be the much better deal by

3:19far . By far . I don't want to talk down

3:23anyone's home ownership , because I

3:25believe that owning a home also

3:26provides a different quality of life ,

3:28and that can be worth it to you . It

3:31depends a bit on your personal

3:32situation . Let's say you have 3 million

3:36in savings . Why not spend a little and

3:41say , " Fine , I know that if push comes

3:43to shove , the state could theoretically

3:46confiscate it . " I know I have a monthly

3:49installment to pay the bank and I have

3:51to put in my own equity , but it might

3:54be worth it to you to have that feeling

3:56of a home , to be able to do what you

3:58want , to fix it up how you like ,

4:00without having to answer to anyone ,

4:02like a landlord , if you change the

4:05walls or whatever else . Therefore , I

4:07think a property should be seen less as

4:09an investment product if you live in it

4:11yourself , and more as a consumer and

4:13luxury good . And I have nothing against

4:17consumer and luxury goods . One should

4:19just buy these things with that

4:21awareness , provided you aren't already

4:22in that kind of financial position .

Die Nachteile eines Eigenheims

4:24From a financial perspective , a

4:26property you live in yourself can be

4:28quite dangerous . If you buy a property

4:32to rent it out , and you manage to get a

4:35100 % mortgage — though you don't really

4:38get those anymore — but if you have a

4:40100 % mortgage and can cover your entire

4:43monthly payment through rental income ,

4:45and maybe even a little extra to cover

4:48any potential repairs , then it might

4:51make sense , even though it is still

4:53subject to various risks . You also have

4:56to ask yourself at this point , wouldn't

4:59it be smarter to try and buy Bitcoin

5:01instead ? But as I said , a bank just

5:03won't give you money to buy Bitcoin .

5:05They will for buying real estate , but

5:07property is just a lot of work . You

5:08have to take care of it , repair it ,

5:10maintain it , and you have tenants who

5:12always have various little issues .

5:14These are all things you’ll have to

5:16put time into , and eventually , being a

5:17landlord becomes a job . Bitcoin doesn't

5:20make you or force you into that job .

5:23Bitcoin has no frequency . It requires

Warum Bitcoin so unkompliziert ist

5:25no maintenance . You don't have to

5:26constantly do things or keep up with it

5:28. You don't have to keep dumping money

5:30back into it to keep it running . Yes ,

5:32it doesn't just suddenly fall apart .

5:34And aside from that , the regulatory

5:35clarity is pretty straightforward .

5:37Especially because if Bitcoin doesn't

5:39move , there are no taxes or anything

5:40else to pay . No property taxes or

5:43anything else makes Bitcoin the

5:46superior asset from an investment

5:49perspective . I think it's also

5:52difficult to explain that to someone

5:54who can't really relate to the digital

5:56world . It's also very difficult to

5:59explain it to someone who has already

6:01made a lot of money in the classic real

6:03estate world and is very successful

6:04there . For that person , it is much

6:08easier to add the next , and next , and

6:11next property to a portfolio of 40

6:13existing units than it is for someone

6:16buying their first property to live in

6:18and seeing it as a smart investment .

6:22That just doesn't add up . So , I think a

6:24property you live in yourself is always

6:26a kind of luxury good . There's nothing

6:28wrong with that , as long as you aren't

6:30buying it for the sake of capital

6:31appreciation . Then , in the best-case

6:33scenario , the appreciation might

6:35eventually cover what you put into it .

6:37Uh , and maybe cover the taxes you paid

6:40and the purchasing power lost to

6:42inflation over time , but from an

6:44investment standpoint , it would have

6:47probably always been smarter to buy

6:49good asset classes like Bitcoin instead

6:52. This isn't meant to be investment

6:54advice , but simply to provide a few

6:56more thoughts on the topic so that you

6:58can perhaps make your decision more

7:00rationally . And I'm completely with you

7:02there , Lachsfarben . If you have 200,000

7:05euros available right now in a bear

7:08market and could put it into Bitcoin

7:10compared to a real estate market that

7:13has already developed very strongly in

7:15recent years , then it can quickly mean

7:18that just by waiting one or two years ,

7:20you might turn that 200,000 into 400 or

7:23600,000 and then think to yourself : "

7:26Now I could still buy the property ,

7:28right ? " And up to that point , I’ll

7:31have maybe paid , I don’t know , €

7:3325,000 in rent . It’s not the end of

7:35the world . I’ll make that back

7:36quickly . I mean , investing € 200,000

7:39in a house is no small sum , but since

7:42it’s only a fraction of the cost and

7:44the growth potential of real estate

7:46isn’t that strong anymore — well ,

7:48that depends a bit on the area . Are you

7:51in a super high-demand area in a big

7:54city or out in the countryside ? There

7:57are obviously completely different

7:59trends from one place to another , but

8:00in most cases , if you look at houses

8:02that are currently still affordable ,

8:04you're usually entering areas that

8:06aren't developing quite as quickly . But

8:08yeah , we don't know that for sure , of

8:10course . Uh , there are a few other

8:12points to consider , especially when it

8:14comes to real estate and demographic

Demografischer Wandel als Risiko für Immobilien

8:16change . Japan is a good example where

8:18you can see that for yourself . Japan

8:20has special regulations , though . Be

8:21careful , you aren't allowed to buy real

8:23estate in Japan as a foreigner . There

8:25always has to be a Japanese person

8:27involved . That’s what I’ve heard ,

8:30anyway . Uh , but that’s a different

8:31topic . Their biggest problem is

8:33demographic change . They have problems

8:35with birth rates too . That means there

8:37are more and more older people who are

8:39now passing away . So , more and more

8:41people are leaving , and fewer young

8:42people are coming up to take their

8:44place . And the entire Japanese economy

8:46is at risk of collapsing due to this

8:48issue , especially the real estate

8:50market , because all those properties

8:52can't find buyers , and when no buyers

8:54are found , prices drop . And a phase

8:57like the one we're in now , where real

8:59estate prices have already risen

9:00sharply , coupled with a birth rate of

9:021.3 or so children per woman , doesn't

9:06make for a very attractive environment

9:09for buying real estate over a 30 - year

9:11perspective . Yes , we have a lot of

9:13migration and similar topics , bringing

9:15many people into the country from

9:16outside , but whether they will be in a

9:18position to buy those properties , keep

9:20the rates up , and so on , is a

9:21completely different matter . And

9:23whether that will even last . So , it’s

9:25no guarantee that it will work out .

9:28There are actually two problems to

9:30overcome . One is keeping the property

9:32maintained and valuable . The other is ,

9:35of course , keeping an eye on a

9:37country's birth rates and getting the

9:39country back on track . And that can

9:41take decades . So , I simply consider the

9:43real estate market in the current

9:45situation to be significantly riskier

9:47than a Bitcoin investment . uh , simply

9:49for these reasons mentioned , without

9:50giving any investment advice or

9:52anything , just from a perspective

9:53standpoint . Yeah , even if you don't use

9:55any equity , right ? Let's say you

9:58currently have 1650 euros in base rent

10:00and would have a payment plus interest

10:03instead . Um , I guess if I calculate

10:07that , 4 % — probably about 3000 euros or

10:10so that you would have to pay , probably

10:12around double . Even just starting a

10:18savings plan now and taking that

10:20monthly difference of 1300 euros or so

10:27and starting to put it into Bitcoin , it

10:28will pay off more in the long run than

10:30owning the property after 30 years . By

10:33the way , if you want to buy Bitcoin and

10:35not through a broker , but through an

10:37exchange with a few more features , then

10:39feel free to check out Bitvavo . The

10:42advantage of Bitvavo is that they have

10:43been established on the market for many

10:45years . You can , of course , also

10:47withdraw the Bitcoin you purchased

10:48there . But you have the advantage that

10:51the purchase is very cheap , because you

10:52are buying directly on the exchange ,

10:54and the sign-up process is very simple .

10:57Other benefits are , above all , that you

10:59can even deposit here with PayPal and

11:00that you get a welcome bonus of 10

11:02euros . All of this via our link in the

11:04video description . Which , of course ,

11:06also supports our work .
